Veridion publishes what it actually holds. That means the book is short, and on some weeks it will be shorter. A small number of deals presented with their real figures is more useful to an investor than a long list of properties nobody has underwritten.

The deal enters the book with its acquisition price, after-repair value, gross spread, rehab assumption, full photography and the comparable sales behind the valuation.
Review
Investors read the figures, inspect the condition in the evidence and verify the comparables independently.

A buyer contacts the named contact for that property. When the deal closes it comes off the book.
What the numbers mean.
Every deal shows an acquisition price, an after-repair value, the gross spread between them and a full rehab estimate. The gross spread does not deduct the rehab figure, so each memo also shows the arithmetic that does.
None of these figures is profit and none is a guarantee. All of them sit before financing, closing, holding and selling costs, which this site does not publish. Opinions of value and rents are given as a courtesy. No guarantees are expressed or implied. Verify every figure independently before committing capital.
