Read the numbers
Acquisition price, after-repair value, the gross spread between them, and the rehab figure that spread does not deduct. All four sit in the first screen of every memo.
Inspect the condition
Full photograph sets, unretouched. These are distressed properties and the evidence shows them that way, labelled room by room by whoever walked the site.
Check the comparables
Every deal publishes the nearby sales its after-repair value rests on, with size, year built, sale date and sale price. Verify them against county records.
